Overflow Pipe Repair in Swindon

Water dripping or running from a small pipe on the outside wall of your home is easy to ignore, but it is usually a sign that something inside is not working properly. Our overflow pipe repair service helps homes and landlords in Swindon find out why an overflow is discharging and repair the fault behind it.

An overflow pipe is a warning. Finding the cistern it comes from and the reason it is overflowing stops water being wasted and helps prevent damage.

What an Overflow Pipe Does

Overflow pipes carry water safely away from a cistern if the water level rises too high. Instead of the cistern spilling over inside the loft or bathroom, the excess water runs out through the pipe, usually to a visible spot outside.

In many homes, overflow pipes come from toilet cisterns, especially older ones with an external overflow, from cold water storage cisterns in the loft, or from feed and expansion cisterns on older open-vented heating systems.

Many modern toilet cisterns have an internal overflow that drains into the pan instead of outside, so water trickling into the bowl can be the same type of warning.

Overflow Pipes and Discharge Pipes Are Different

A conventional overflow pipe is not the same as the safety discharge pipe from an unvented hot water cylinder, which usually runs from a tundish near the cylinder. Water or steam from that pipe may point to a fault with the hot water system’s safety controls. It should not be adjusted by a householder and needs assessment by someone qualified to work on unvented systems.

Why Overflow Pipes Start Running

The most common cause is a fault with the valve that fills the cistern. Float valves, also called ball valves, close when the float rises with the water level. If the washer is worn, the float is damaged or set too high, or the valve is jammed with debris or limescale, water keeps flowing in and the excess runs to the overflow.

Modern toilet cisterns use fill valves, also called inlet valves, which can fail in a similar way. Higher water pressure can make a worn valve more likely to let water past.

Other causes include a split float, a float arm that is bent or catching on the side of the cistern, and a water level set too close to the overflow. In loft cisterns, a faulty valve on a feed and expansion cistern can cause the same problem. Our article on why water keeps dripping from an overflow pipe explains how to work out which cistern is involved.

How Overflow Problems Are Investigated

The first step is to find which cistern the overflow belongs to. In some homes, several pipes leave the building close together, so a plumber may trace each pipe back or check each cistern in turn.

Once the right cistern is found, the plumber will usually check the water level, the condition of the float and valve, and whether the overflow pipe itself is intact and correctly fitted. Water Regs UK explains that overflow and warning pipes from storage cisterns should discharge in a safe and conspicuous position, so that the fault is noticed.

Repairs may involve replacing a washer, a float or the whole float valve, adjusting the water level or renewing a damaged section of overflow pipe. If a toilet is involved and has other faults, our toilet repair page covers wider toilet problems.

Overflow pipes can also crack, come loose or lose their screen over time. If the overflow pipework itself needs renewing, our pipe repair and replacement service covers that work. Our guide on how a faulty float valve can cause an overflow explains what goes wrong inside the valve.

Why a Running Overflow Should Not Be Left

An overflow that drips or runs all the time wastes clean water, which matters if your property has a water meter. Water running down an outside wall can cause damp patches, stain brickwork and, in cold weather, freeze and form ice on paths below.

A blocked or undersized overflow pipe is a bigger risk. If the overflow cannot carry the water away, the cistern may spill over inside the loft or bathroom, damaging ceilings and floors. If you notice water coming through a ceiling, turning off the water at the stopcock may help, provided you can do so safely. What Affects Overflow Repair Costs?

The cost depends on which cistern is overflowing, what is causing it and how easy it is to reach. A float valve in a toilet cistern is usually quicker to deal with than a loft cistern with limited access or poor lighting. Replacing a damaged section of overflow pipe, or a cistern that is old or cracked, adds to the work. Letting us know where the overflow pipe comes out and how often it runs helps when arranging a visit.

Featured Questions

Overflow Pipe FAQs

Common questions about running and leaking overflow pipes.

Why is water running from my overflow pipe?

Usually because a cistern is filling too high. A worn float valve, a damaged float or a water level set too high are common causes.

Can a faulty float valve cause an overflow?

Yes. If the float valve does not close properly, water keeps entering the cistern and the excess runs out through the overflow.

What causes a toilet cistern to overflow?

A faulty fill valve or float, a water level set too high or debris in the valve can let the cistern overfill.

How do I know which cistern is overflowing?

The pipe’s position can give a clue, but several pipes may leave the building close together. A plumber can trace it back.

Is a dripping overflow pipe urgent?

A slow drip is not usually an emergency, but it wastes water and can get worse. A heavy, constant flow should be looked at sooner.

When should I call a plumber?

Call a plumber if the overflow keeps running, the cistern is hard to reach, or water is coming through a ceiling or wall.
